Whether headed to a frigid ski-destination or a hot and humid beachtown, guests often look for properties with climate control. Similar in value to pools, the average value added by heat and AC is $28 per night. In cities where climate control is not expected or standard, having climate control can set your unit apart and help attract potential bookers. In fact, climate control is most valuable in San Francisco, CA, a city known for its moderate temperature year-round, where it has a $64 value add per night!


2. Outdoor Space

Outdoor space is one of the major amenities that persuades travelers to book a vacation rental instead of a hotel accommodation. Whether it be a balcony, deck, or sprawling backyard, sprucing up your outdoor space can be a valuable investment, adding up to $22 per night on average to the listing price. It is especially valuable in Nantucket where, where it can raise the cost by $67 per night!

Hot tubs, jacuzzis or spas can be a great addition to your rental home, no matter the climate or location. On average, they add $29 per night and in Miami Beach, FL, they can add up to $80 in value per night!
