My husband and I spent a couple of days at Casa Rosa.. The view is amazing and the private pool a luxury! We recommend this rental. The bed was comfortable and the master bath is extravagant. Nestor, the property manager is one of the nicest people I've ever met. The owners, Gary and Karen are helpful and answer all questions promptly. We will definitely rent this villa again if it's available. Next time we travel to Puerto Vallarta we wI'll visit in spring or fall, summer is too hot.
Beautiful place with stunning view. I would say if your not into walking steep stairs or hills this place isn't for you, although they do have a lift to bring you up, the trick is you need the key to access it. When we first arrived our cabbie didn't want to bring us up the back-road to the lift. I eventually convinced him....he wasn't happy, and i could see why it was crazy steep to drive up!!! Didn't think we were going to make it.
All was well with being greeted upon arrival and given a tour. Place had a really great layout with shutters that open up to the large patio area with pool. Very private unit! My only complaints were because of some really loud construction going on it was nearly impossible to sleep in past 8 am. Also the road noise at night is pretty loud, as there are only the shutters to block the sound.
I would stay again though as the price was good, and the location was really great, although it was a steep walk home a few times, I really liked it as it burned off all those calories I took in each day, so I needed it!
Bonus: there's free wifi and a phone to call the States or Canada, free of charge!
The whole experience at this condo was pretty excellent! From the beginning, Kathy and Gary answered all of my questions and concerns promptly. I also go prompt responses from Cristol (Nestor's assistant) about our airport pickup. The condo exceeded our expectations and was exactly as advertised! On our arrival day, Nestor picked us up from the airport and drove us to the condo. He showed us the basics once we arrived and showed us how to use the tram and the fastest way to get to the beach. We absolutely loved the condo. The master bathroom was awesome, and we enjoyed the beautiful view from the balcony and the private swimming pool. A few things to mention. The tram was a bit scary, but was reliable. There are a TON of steps you have to walk down to get to the beach, but it's only a 10ish minute walk. We do wish we were told the actual name of the street or actually how to tell taxis where were stayed as we confused a lot of taxi drivers when trying to get back to the condo. I do speak spanish, so I was able to get us there pretty easily, however, one of the taxi drivers told us just to say the name of the condo. At night, there were quite a bit of geckos inside the condo, especially at night, but I do believe this was because the condo is open. It didn't necessarily bother us, but want to mention it. Also, there is no air conditioning -- again, no issue, but it got a bit warm. The wifi was excellent and there was a phone where you could make international and local calls. We always walked down to the beach or to the local restaurants, and usually took a taxi back up since it was a bit, steep hill. I believe majority, if not all of our taxi rides were between 90 - 140 peso (at the time this was between 5 - 8 US dollars). Also, it was pretty easy to catch a taxi at the bottom of the tram/steps. I would definitely recommend this condo to others. If we ever come back to Puerto Vallarta!
I stayed in Casa de la Rosa II with my best friend and our significant others. We had an amazing time! The staff is wonderful and very accommodating! It's the perfect spot when traveling with friends or family. We felt very safe and created wonderful memories here! Will definitely rent again!!

We were very happy with this lovely casa for two weeks in October 2015.
My parents stayed with us for the first week and although they are elderly, they are pretty mobile so, they had no issues with all the stairs to get into the place. However they did opt for the funicular to get to the main road and a cheap cab fare (about $3)to get into town. My husband and I liked to make the short trip to the beach or town on foot. About a 10 to 15 min downhill walk. The casa is well equipped with a full kitchen and grill on the deck that we used often. The pool is beautiful and just the right size to chill out in. We slept well in the comfy beds and even though their is no AC it cooled off enough at night to make it comfortable. Yes you can hear the traffic below on the road but honestly it didn't bother us. All in all a great place to stay. We will be back.

This place has it all. The moment you walk in, you know you picked the right place. The interior is very nice, the master bedroom is large with a king sized bed and the en-suite is beautiful. The kitchen is small but has everything you need to make breakfast lunch or dinner, plus there is a Weber grill on the terrace. Ah yes, the terrace. That is where we spent a lot of time relaxing when we were not taking in the sights or Puerto Vallarta. It has a small pool and a large enough area for both sun and shade. Great place to sip on a glass of wine and watch a sunset. We will look to rent this unit again the next time we go to Puerto Vallarta.
We have traveled extensively and lived abroad for many years and we find this home and the surroundings to be one of our favorites , particularly its location, situated in a gated small 22 condo complex with incredible architecture and ambiance. Stunning views, the private pool on the large covered terrace takes this over-the-top and exceeded our expectations.
We wanted to be away from the tourist district, but easily accessible should the desire arise ... It never did! A short tram tram ride to the main road to catch a taxi 40-50 peso's or 15-minute leasrily walk down to the Old Town district was easy and you felt like spontinaity to do so was still in-play and not a problem what so ever .... The Old Town district (or Romantica Zone) was refreshingly clean, very friendly, safe and numerous good eating and drinking establishments ... But we bought groceries and made breakfast and lunches in the delightful kitchen and eat poolside, decadent! The living, master bedroom and bath we're exceptional and roomy. The guest bedroom was quaint and very cool space ... Walking right out to poolside.
Our initial contact and contractual obligations withe the Owner (Gary) where seamless and easy. With property management by Nestor who was an absolutely charming and informative person, who speaks perfect English.
You will not be disappointed ... Treat yourself to a very romantic and eloquent time, you'll never want to leave. Travelingtoes2
Je ne devrais pas dire tout le bien que j'en pense sinon tous ceux qui iront à PV voudront occuper ce condo. Juste un bémol, le bruit mais qui est largement compensé par la vue, le confort, l'emplacement, le cadre, le décor, la piscine, le materiel mis à disposition, ce merveilleux funiculaire, cette salle de bain belle et originale, la gentillesse des gens de maison, bref superbe. On reviendra sûrement.
Just loved this villa. Had a wonderful 4 night stay with family visiting from Australia who were just in awe of the panoramic views, beautiful gardens, patio (with a bar!) pool ( what a blessing on a hot day) and the tastefully decorated villa ( Mexican decor).
Watching an incredible lightening storm from the patio was an amazing sight.
Comfortable beds, lovely bathrooms, spacious seating areas, pool and patio made this a fabulous place for a relaxing place for a vacation.

Wonderful stay in PV. The view is the most amazing part, along with having your very own pool to cool off in. The views are just breathtaking both from the private porch and from the shared pool area. It is possible to walk into town and to the beach, but the walk back from the beach is steep stairs only good if you're used to that, which luckily we are. The beach you reach is lovely. The place could use a little TLC at some point the couch coverings are kind of old. Staff was great and the handovers were easy. We rented a car which was nice to have to get into town. Beds were comfy. It does sleep 4 but the 2nd bed is a double bed so would be a tight squeeze for 2 large people. The place is really pretty and there is Netflix which made my son super happy. Good wifi, plenty of towels provided etc. We would definitely come back if visiting PV again.
My husband, Mom (86) and I stayed at Casa de la Rosa for 12 days in January and can't say enough about this lovely condo. We could not be happier with the service provided by the owners Gary and Karen and their property manager Nestor. Nestor picked us up / dropped us off at the airport, took us grocery shopping, arranged taxis when needed, recommended restaurants to eat and was just a phone call / e-mail away for our entire holiday. What a wonderful resource to have when vacationing in PV!
The condo is a traditional Mexican style, lots of stucco and tile but cozy and inviting. The terrace is absolutely beautiful with a view you could sit and look at all day. The pool on the terrace is refreshing, to say the least, but the communal pool upstairs is lovely and warm. Lots of loungers available and for the most part, we had the pool to ourselves for much of our stay.
There is some traffic noise (tends to be louder at night) from the highway below but nothing a good pair of earplugs wouldn't fix.
Would we return to this condo - in a heartbeat!
We debated whether to vacation at Casa del Sol as there were very few reviews available. Now hesitate to give a glowing review in case it becomes too booked to return.
First, who shouldn’t stay here:
If you have physical liabilities. The villa is built into the side of a hill and there are about 50 stairs to get to and from the unit. Also while only about a 15 minute walk from the beach and Zona Romantica this is also a steep hike (or a short ride in numerous taxis).
If you’re a security freak. The front shutter doors are not lockable. However the villa is completely gated and really no access from outside. We felt completely safe & secure and only mention it as it could bother some people.
If you’re here for the party scene. This is a private & peaceful getaway.
You are located well above a fairly busy road. There is some traffic noise but generally not aware of it.
Why we loved it and plan to return:
As you enter it is immediately apparent you are walking into a Spanish casa and not a standard condo or hotel. Tile & stone floors, terra cotta walls, architecture etc. Open louvered doors in large living room and bedroom bring the outdoors into your living area. Just a few steps outside your living room is your private tile pool with bubbling fountain. Adjacent to this, outside bedroom doors, is a covered patio & bar area. Beyond this is a large partially covered terrace and garden area perfect for peaceful lounging. Spent a lot of time here and never closed the doors except at night.
Oh, and that steep hill up from the beach & town? Well as you kick back on your terrace with a tall cool one you have a beautiful panoramic view of the red tile roofs below you then opening to a 180* vista of Banderas Bay and the Pacific beyond.
A few tips if you stay here:
Nestor and his staff are great and can be very helpful. Suggest you arrange transportation with them from airport. In e-mail arrangements also suggest you indicate you would like to stop by the Mega store for groceries on the way from the airport. We didn’t realize there is only one supermarket in PV and it’s much nearer the airport than the condo. Have a shopping list for your stay made up. There are local mini markets for emergency supplies of beer, wine & chips but not a whole lot else. Bottled water available at condo.
We obtained a much more favorable exchange rate purchasing pesos at our local bank before the trip.
Really ideal for romantic couple getaway. Second bedroom is quite small, best for younger kids or very small adults.
Unit is well maintained & clean.
A very beautiful place with a great view. Pool at unit is very clean an deep. Has great natural flow through ventilation and the management is top notch. The location is close enough to town to walk, there are stairs (a lot of them) to take you down to the south end of Playa de los Meurtos. The funicular is there if you don't like stairs. The big shared pool at the complex is very warm and also deep. It is a little noisy as the unit is about 80 feet above the main road and the trucks on it are gearing down for the hill, me and my wife are pretty much immune to that as we travel a lot in Asia. Very pretty place in good condition
We stayed at Casa de la Rosa II for 3 weeks from February to March 2016. Gary and Karen promptly answered all of our questions prior to our booking. Nestor and staff were very helpful. We felt very secure during our stay and made full use of the condo.
We enjoyed our stay so much so that we booked another stay in 2017.

We stayed in this unit over spring break 2015. We were 5, myself, my wife a 13 year old, 9 year old and 6 month old infant. The unit is absolutely beautiful, the neighbors friendly and the service provided by Nestor and owner Gary top-notch. We would strongly recommend the unit and hope to stay there again next year. The only word of caution I might have is that the quiet hours necessitated by the very open units might not make it the best choice for young people with an eye to partying late into the night.
The unit itself is as beautiful as the pictures imply with breathtaking views of the bay, a large outdoor area, in-unit pool, two bedrooms, 2.5 baths and a large family room and kitchen. It was very comfortable for the 5 of us and Nestor, the owner of the management company, was nice enough to provide a pack-and-play and high-chair in advance of our arrival for the infant. The complex also has a much larger, heated pool with a deep-end up one flight of stairs from the unit that the kids loved. The complex is on a very steep hill but there is a tram for those who need it down to the street. There are a few stairs involved in getting from the tram to the unit for anyone with severe mobility restrictions. Btw, don't bother with a stroller, if you happen to have an infant. Even if you use the tram the entire town has stairs, narrow sidewalks and cobblestones so a stroller is less than worthless. We just used a bjorn, which worked great.
The location is also great; a very short walk to playa los muertos and Olas Atlas and it is easy to get a cab to anywhere you like as it sits just above the main road out of town, with constant cab traffic. The best restaurant in Puerto Vallarta, Bistro Teresa, is directly across the street on the main road. There are quite a few stairs down to the beach, which is only about a block and a half away but down a very steep slope, but for anyone unable or unwilling to negotiate the stairs you can just take the tram to the street and grab a cab for less than 3 dollars. The area, for those that are unfamiliar, is very charming with lots of independent, organic businesses, not the corporate, disney-land feel of the hotel zone to the north. The area is family friendly with a multi-generational flavor and large gay population. Playa los muertos is a good beach with many different places to choose from for drinks and food with umbrellas and chairs/chez lounges provided. North of the pier the beach becomes intermittently pebbly, but there is still plenty of sand in patches and at the water level to walk along. The boardwalk that starts at approximately the pier, heading north for quite a ways is a little more touristy-feeling and the beach not quite as good, but still a good area overall. I was very glad that we opted for our condo instead of the hotels in this area, however, especially as the unit was significantly cheaper than they would have been. There are many beaches available in either direction by road (cheap cab ride) or in less accessible places (water taxi) that have a bit more of an idyllic "corona commercial" feel for those interested in that. We weren't able to commit to some of the more interesting day trips to islands and other beaches due to the infant, but did make it to Misalamoya, just ten miles south, which has a wonderful beach, snorkeling, a very hands-on zoo, jungle-type adventures and tours of the set of predator. There is as little or as much available to do in the area as anyone would wish for.
Overall, again, we would highly recommend the south end of town and this unit in particular as a great place to be based on your visit. The area is great, outperforming our expectations, and we will be back.
Mon mari et moi avons loué Casa de la Rosa II pour 10 jours en avril, où nous avons passé un superbe séjour avec notre petite fille de 6 mois. L'endroit est impeccable, confortable et charmant. Nous avons beaucoup apprécié les couchers de soleil de la terrasse ainsi que la piscine privée! C'est en bordure d'une route passante, il y a donc des voitures en fond comme bruit toute la journée, mais rien de trop dérangeant? C'est sur et certain que nous recommandons cette location et espérons y revenir!
From start to finish, everything about our trip was amazing. Gary, the owner, was quick to respond and was very professional. We were quickly confirmed and given information needed for our trip. Casa de la Rosa II was AMAZING - absolutely beautiful. It comes fully furnished, has a private pool, and the most incredible views. It is easily within walking distance or a short/inexpensive cab ride to the Romantic Zone. Nestor and his assistant, Crisol, were incredibly helpful and full of valuable information: where to go to eat, activities, how to get to the beach, etc.
The ONLY thing I could complain about is that we should have booked our stay for at least an additional 5 days!
This was our first time traveling to Puerto Vallarta and we look forward to booking another trip to Casa de la Rosa II.
