Everything is conveniently on one level in this 3 bedroom 2 bathroom modern and inviting bungalow. 2 bedrooms with queens and 1 bedroom with 2 twin bunks plus pull-out sofa in enclosed living area. See Amenity tab for more on bedrooms. Step into the Great Room across from the main entry, featuring a wood burning fireplace with conversational seating and breath-taking views of the bay. Here you will find the dining table which seats eight+ with easy access to the kitchen. Sliding doors lead out to the large deck with propane BBQ. The patio table and chairs are perfect for meals al fresco and sunset viewing. Off the Great Room you will find the kitchen that looks out to the deck and to the south. It's a proper household kitchen with full-sized fridge, stove, and dishwasher, plus small appliances: microwave, coffee maker, electric kettle, espresso machine, toaster, mixer, and blender. This kitchen is fully stocked with plenty of pots, pans, casseroles and baking dishes, knives, dishes and cutlery, serving utensils, mixing bowls, etc. And lots of counter space; perfect for the chef in your family. Basics such as flour, sugar, oil and spices are available in the pantry for your use. A wine rack is located on the counter waiting to hold your local County purchases! The main TV room is located across the hall from the kitchen and Great Room, with views of the front yard. There are two full-sized couches, one of which pulls out to a queen-sized sofa-bed, plus a recliner and comfy chair so the whole gang can gather for conversation or a movie. There are doors on this room, should you have guests staying on the pull-out that prefer some privacy. A selection of movies and TV series on Blu-Ray are available. Just outside the TV room is a bookcase with a selection of vacation reading. One (1) park pass is included. There is a coffee station and a loveseat situated in front of the panoramic bay window for you to enjoy your first coffee and awake peacefully, contemplating the day in privacy. The second bedroom has a queen-sized bed plus a cozy single tucked into its own cubby. The third bedroom has two bunk beds (sleeping 4) in camp cabin-style for the kids, making the situation ideal for families vacationing together. There is sleeping space for 9 up to maximum 11 people, though the bunk beds are only appropriate for children and smaller adults. Please respect the 180 lb weight limit. Each bedroom has a table for puzzles, games or crafts. In the bedroom wing there is a large 3-piece bathroom with sink, toilet and tub, as well as a laundry room with washer, dryer, ironing board and plenty of hang-dry space. At the south end there is a second 3-piece bathroom with toilet, sink and walk-in shower. There are plenty of windows to catch the breezes off the water, but central air conditioning is available if needed. Please make sure to close all windows if you decide to use the A/C. Off the large deck with bench seating, the lawn leads down to the fire pit and to the waterfront. There is plenty of yard space for kids or adults alike to play. Falling lake levels have left the former marina as an interesting habitat for frogs and fish. Swimming entry is available from the rocky beach area north of the marina area. There is no drop off; the water is shallow, gradually deepening to adult shoulder height even at 100m out. The bottom is rocky and silty so swimming shoes are recommended. A canoe is available for adventures on the bay; paddles and life vests are in the north-end mudroom in the house, although it is recommended you bring your own PFDs to assure proper fit. Firewood must be purchased, available at Sprenkels Meat and Variety store or from a farm stand on the way in from the 401. There is an organic farm stand, Thyme Again Gardens, a short walk from the cottage. If Renter cancels this Agreement in excess of six weeks prior to the commencement of the rental, the Renter’s deposit will be forfeited. In the event the rental period can be rebooked, the Renter may receive their deposit less a $100. 00 cancellation fee. If the Renter cancels this Agreement six weeks or less from the commencement date of the rental, the Renter agrees that the full rental amount may be retained by the Owner as compensation for the period of time that the Premises has been withheld from the rental market. The Owner agrees to endeavour to rebook that period, and if successful, the full rental amount (minus the deposit) will be refunded to the Renter
