Adventure Mountain has sledding, snow play, rentals & beginning snowboarding. Sierra at Tahoe Resort has skiing, rentals, Blizzard Mountain, tubing, snow play, snow shoes. There are also California Sno Parks nearby. RIVER RAFTING/WHITEWATER The three forks of the American River present a fantastic variety of whitewater rafting! South Fork of the American River is a Class III rated river perfect for families and first time rafters, rafted March through October. Middle Fork of the American boasts 18 miles of beautiful scenery mixed with Class II to Class IV rapids. This is a great trip for first timers and experienced rafters alike offering consistent water levels for thrilling rafting experiences all season long. North Fork of the American River is a wild and scenic river fed by spring runoff only and its Class V rapids are sure to please any thrill seeker! The season on the North Fork starts in April and can last anywhere from two weeks to two months. BIKING/HORSES El Dorado Trail, Cronan Ranch, Western States Pioneer Express Recreation Trail, Folsom South Canal Recreation Trail, Central California Traction Line, Folsom Parkway Rail Trail are all nearby. HIKING El Dorado National Forest, Marshall Gold Discovery State Historic Park, Horsetail Falls, Bridal Veil Falls. GOLFING Apple Mountain is a championship 18 hole golf resort with spectacular scenery. LAKES/FISHING Union Valley, Ice House, Loon Lake, Wrights Lake, Finnon Lake. Today, you can step back in time to the mid 1800's and experience what it was like to be a miner in the gold rush era. WINERIES The wine region is officially designated as the El Dorado AVA. Most of the 30 plus wineries surrounding Placerville are family owned and known for making vibrantly flavorful, distinctly delicious wines, grown in the dramatic elevations of the Sierra Nevada. Estate Rules The home is privately owned; the Homeowners and Property Managers are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. There are hazards associated with living in a rural area. The owners & property managers are not responsible for any accidents or injuries that occur. Guest is responsible for any damage to structure or furnishings from use of the fireplaces. Damage resulting from use of the fire pit by the pond, or outside barbeque is also the guest’s responsibility. The Homeowners and Property Managers are not responsible for the loss of personal belongings or valuables of the guest. By accepting the reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. People other than those in the Guest party agreed upon may not stay overnight in the property. Any other person on property is the sole responsibility of Guest. 1. Keep the property and all furnishings in good order. Do NOT move furniture! Doing so may scratch the wood floors, damage furniture, or break supports on beds & result in a damage charge. Example: If the one of a kind dining room table is moved improperly, it will buckle in half! 2. Pets are not allowed. 3. There is ample parking. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 4. There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included in the rental rate. 5. Guests shall allow Homeowner/Property Manager access to the property for purposes of repair, inspection, and feeding of horses during certain times of the year. Homeowner/Property Manager shall exercise this right of access in a reasonable manner. The Homeowner/Property Manager may be in residence in a garage apartment under the Guest House. If the Guest House is not rented by Guest, it may be rented separately but renters are only allowed access to the separate parking/seating area directly north of the Guest House. 6. The home is on a septic system and it will clog if excessive TP is flushed. DO NOT FLUSH anything other than toilet paper or fees may be charged for pumping the holding tank/repairing the system. 7. Photos taken anywhere on the estate for sale or public display require a Contract. Photos for strictly personal use are allowed. 8. Storms/snow are rare, no refunds will be given for weather, road conditions, or power outages. 9. No DJ’s, or loud outside music is allowed. Loud inside noise or music that can clearly be heard outside needs to cease at 10PM. 10. Tours are not given at any time. 11. Early Check In is $50 an hour
