The warm welcome was felt right when we arrived late at night with the lights on. A cup of the best coffee at Philz a block away perked us up the next morning. I miss Philz! I miss everything about San Francisco! The apartment was clean and spacious for our family and the kids had their own beds and didn't have to share a pull-out couch. The living room was favoured by all of us - bright, sunny and looked out over the park. Kathryn promptly answered all our questions and even bought a soccer ball and basketball for the kids. Our daughter joined in a pick-up soccer game with the neighbourhood boys and had a great time and great memories! The transit to downtown was easy. It's about a 40-minute trip to Fisherman's wharf by the Muni. Much faster if you took the BART. We always took the Muni because of the great views on the way. The 33 Stanyon bus to Haight/Ashbury and Golden Gate Park is a fun ride as it winds up towards Twin Peaks. We got off near Twin Peaks and walked the rest of the way and the view was incredible. For the cost of transit we had a great day out. Great grocery shops are nearby, friendly locals, and Bernal Heights at the end of the street is a great place to start to get your fix of San Fran hills.
Lovely, comfortable apartment in a great location. Washing machine was very useful for traveling with a family. If you don't want to eat out, the kitchen is well stocked with pots, pans, utensils etc and available board games added great evening entertainment when needed. Kathy, the owner, was always available and helpful. If you are traveling with a youngster, she'll supply a high chair and Pack n Play.
For a great stay. We had a comfortable stay here in the apartment and in the neighborhood. What a Beautiful City you live in. Also, thank you for being very kind, we felt very safe here. We also really appreciated all of the information and recommendations in the welcoming "book". We will recommend this place to all the folks we know.
We're a family of four, travelling with twin 12 year old boys. This apartment was perfect.
Don't let anyone put you off about staying in the Mission neighbourhood. It has a chequered past, but that is all in the past. We found it very safe and incredibly friendly. We stayed for ten days at the end of January when the days were getting dark around 5.30pm but we never felt concerned for our safety walking around the neighbourhood.
Highlights are the local restaurants. You are absolutely spoilt for choice if you walk down Valencia (four or five blocks away). Our favourite restaurant though was right around the corner on 24th Street - the Local Mission Eatery. Stunning stunning food. You may get a recommendation to eat at Zuni in Market St, but the Local Mission Eatery won hands down. A very memorable dining experience. Flour+Water on the corner of Harrison and 20th (5 blocks away) was also stunning.
Transport is incredibly easy with the BART station a few blocks away. We regularly hopped off at 16th and Mission so we could have dinner on Valencia, and then stroll home the nine or so blocks.
The apartment itself has everything you need. Kathryn met us on arrival and then left us to ourselves. If we needed help we'd email (great wireless) and she'd reply almost immediately.
The apartment is one block from a fantastic corner store owned by Ray. He makes the most spectacular sandwiches. If you aren't a huge eater my advice would be only order one sandwich and share it! Such a nice man, very happy to make conversation and help us out.
If you have a car then you won't have any trouble parking. We rented a 4WD for the last few days and never struggled to find a big enough park within half a block of the apartment. In fact, parking everywhere in San Francisco was really easy and relatively inexpensive, or even FREE!
I can't recommend this apartment highly enough. If you want to stay in a real neighbourhood and do and experience what the locals experience then book this place now. We loved our time there and are missing it already! Thanks for making us so welcome Kathryn!
We had an absolutely wonderful stay in Bruce & Kathryn's rental home. Great location - on the quieter end of the Mission. Walking distance to everything you would go to the mission for, yet not directly on top of the craziness.
Kathryn could not have been easier to work with - she accommodated us on super short notice (thank you!!). The house was larger than i expected, spotless and lovely to come "home" to. The kitchen looked spectacular but we didn't even touch it because of all the great nearby restaurants! Great bedding, great towels & a ton of information about the neighborhood, history of the property, etc... Little touches that really make a place memorable.
I think we got lucky! This house will surely be booked solid as soon as word gets out!
Will definitely inquire to stay here again on future trips to San Fran and absolutely recommend to others who are looking for a private, quiet, lovely space.
We stayed for 3 nights at the property and were immediately taken care of by the owner's property and resources. When we arrived at night, all the lights were on which was welcoming and felt safe to 5 women. The rental suited our sleeping and space needs just as in the photos. It was clean and a quick plumbing issue was expediently and nicely handled by the owners during our stay. They left plenty of information for navigating the city, so we were able to have a self-sufficient trip that was relaxing and productive, in terms of getting out and seeing things. We had an amazing time, but did end up taking cabs everywhere as we found the city-wide transit a bit difficult to navigate. To do touristy-things we were interested in, we spent around $20 per ride which was fine to us but could be useful to consider to others staying at this wonderful property. Kathryn & Bruce did an outstanding job (coming from someone who frequently VRBOs).
We are a family of 4 separate people , & this apt accommodated us well.... 1 qu bed, 2 singles & a sofa bed... Having the 2 toilets was a huge bonus , for san francisco...
Kathryn & Bruce are great , & a huge help to make our stay comfortable. Don't let people put you off staying in this area,,, we felt perfectly safe, though the taxi drivers constantly told us horror stories,,, I believe they were talking about years ago... Bus on the corner & taxi to downtown approx $12""" plus amazing burritos around the corner,,, loved the position & apt, & will be recommending to all my friends.
Our family of 5 thoroughly enjoyed our vacation in this Mission home. The house was very comfortable and clean and had all the amenties needed for our stay. We really enjoyed the neighbourhood and Mission and Valencia streets are within walking distance of the house. Although we did have a car, one does not need one staying here because the bus and Bart lines are close by.
As wonderful as the house and location are, I think Kathryn was awesome to deal with before, during and after our stay. Kathryn's attentiveness was what tipped this review from good to excellent. She was always responsive and timely with any questions I had. I wouldn't hesitate to stay here again and trust that you'll enjoy your time here.
Four of us were in town for a conference. Without a car. The Mission Treat was fantastic. It was so nice to be in San Fran in a real neighborhood and a short BART/muni ride away from the conference. The apartment was very clean, nicely appointed, recently updated, and gave us the comforts of home (kitchen, laundry, living room) that hotels don't. Nearby coffee shops, restaurants, etc. helped as well. The owners were fantastic and they made the process extremely easy. The maps and information book were a great resource. We would highly recommend staying here.
This was our first time to San Francisco and the stay here was fabulous. The property looks just as described in the listing, except maybe even better in person. The full bath has a window that opens up to a beautifully decorated area with plants and flowers. The fresh air and cool breeze is welcoming. We own a cleaning service, so we notice when things aren't clean....this place was very well maintained and clean! Before my arrival, and a few times during, I had questions about the area and always found the owners quick to reply with offer great advice. You do not need a rental car to get around. The unit is close to transit, and walking always felt safe for my wife and two daughters. We did rent a car, in fact our last day we rented two convertibles to drive along the coast, making three vehicles to find parking for the last night. At times parking was a challenge, but we managed to get both convertibles directly in front of the unit making easy packing for the next morning. No vandalism or damage was done to any vehicle during our stay. It is a very safe neighborhood. I would be delighted to refer this rental to any friends or stay again if we decide to return to SF.
The location of the house is excellent as it is righ across the street from a field and it is only a few blocks from the BART (subway) and majory bus routes. It is the perfect place to stay to explore SF without the need of a car. We toured practically the whole city without the use of a car however, if you do have a car, we noticed that street parking would never have been an issue as there were always available spots around the house.
The owner's provide guests with an information book that provides useful information about the area (closest stores and restaurants with ratings). There is also large Muni transit map on the wall that we used everyday to plan our bus route to the area/attraction we were headed to. Also, we really appreciated the care that was taken to ensure that every kitchen item that you would ever need was present. In addition to all toiletries (paper towel, toilet paper, soap, dishwasher soap, laundry detergent, etc.) was provided, I have done a lot of travelling and this is rarely the case.
Truly a "treat" in the Mission District. VERY fair price. Beautifully restored home in a fantastically eclectic neighborhood. If you are thinking you need to stay closer to the action think again 24th street offers fantastic shopping and dining. Although we had our car with us we chose to take the bus and BART most of the time because of it's convenience. Bruce and Kathryn are fantastic; laid back but professional. Next time we are back in San Francisco we WILL stay here again.
We loved our stay at Mission Treat! Bruce & Kathryn were wonderful hosts and the flat was exactly (if not better) than described. Close to wonderful restaurants (we ate at La Taqueria, Velvet Cantina, Sunrise Restaurant, and had coffee nearly every day at Phil'z), within walking distance to Dolores Park (A MUST SEE!) and about 15 minutes walk from Bart. We also used the 12 & 33 buses to get us around, which was easy and convenient.
There were 4 of us and we all absolutely loved our stay and would recommend it to anyone. And I'll check availability the next time I'm in SFO.

Two couples of 31yo from Italy. We rented this apartment in SF and we were really happy about the choice. First of all the owner was great with us. A lot of help, suggestions (they also give you a notebook with a lot of great infos) and very frindly and kind people. The apartment is awsome. Clean, functional and really spacious. It worked great for us, but can work great for families with young or grown up kids, group of friends, seniors, really everyone. I would love to bring my parents and brothers to SF and if I'll be able to do it, this will be the place where we will stay. The location is great, a little out of downtown, but with all the public services you need. BART metro station is at 5 minutes walking and in 2 stops you're downtown. Bus 12 is at 2 minutes walking and brings you everywhere. If you'll rent this apt you'll be in Mission District, I would say the most interesting district of the city. Full of life, nice buildings, shops, cafes and restaurants of every kind. Littelaly few steps from the famous Mission District street art, also you can't miss a walk in Valencia Street...awsome. I loved SF, probably one of the most beautiful and unique city in US. And this apt is a great starting point for your SF tour. I would really recommend this apartment. Is gonna be a great choice, you'll enjoy.
Stayed here with my wife and two kiddos. It's location was surprisingly fabulous. The Mission area is a welcome respite from the rest of the town. Awesome restaurants, unique shops, and easy access to city sites. Nearby, we recommend Philz for coffee (every day! miss it already), Beretta (Italian), and try the new la Movida - a wonderful wine bar and community kitchen. Also - Mixcoatl has a great selection of Mexican arts and crafts. The numerous corner groceries are very well stocked. The owners are very eager to provide any information you might need. Parking can be tricky here, but we were given a pass which made it much easier! The house is spacious, very clean, and nicely furnished. Very comfortable beds and absolutely no street noise. Sometimes you can hear footsteps upstairs in the morning - but not anything excessive at all. I'd highly recommend this rental.
This is a beautifully furnished and maintained space that is directly across the street from a well- used and lively park. It's great to have such a lovely green space to look at. It's got amazing old trees and seems to be a neighborhood gathering space for sports and other activities. Happily, the apartment is in a very secure building and is very quiet.
When you open the door to the apartment, you are immediately struck by how bright, clean, and spacious it is. The furniture is tasteful and comfortable. There's ample lighting and storage space. The kitchen and bath seem to have been updated and are well appointed. The bedrooms are comfortable.
The Mission district, where this apartment is located, is very diverse and lively. There are lots of shops and restaurants. The owners have considerately complied a book that s filled with ideas and suggestions of places to go and things to do. Since we were there to visit with family who live close by, we didn't need the BART. We had a car and found that parking on the street was very easy. You just have to watch the signs.
We would highly recommend this apartment. It's only drawback, as far as we were concerned, and the reason we didn't give it five stars, was because the kitchen cabinets are mounted flush to the very high ceilings. If you are of average or below average height, it's impossible to reach anything that's above the bottom shelf. Even that was a stretch. The dishes are on the second shelf and were totally out of our reach. A rearrangement of some kind or a step ladder would solve the problem. in addition, we wanted to cook a favorite meal for everyone and we had to borrow some pots and pans from our family.
Lots of thought and care were put into this rental, and it shows. We would highly recommend it.!We look forward to staying there again and hope that it will be available when we need it.
We stayed here for 3 nights in August. There were four adults and we all had plenty of space. The apartment was well furnished and had everything we needed. Grocery store was nearby for snacks and breakfast food. 5 minute walk to the Bart train. We were lucky enough to be here during a neighborhood food fair. There were 5 blocks of food vendors with every kind of food imaginable. Transportation to the more touristy areas of San Francisco was relatively easy. We would definitely stay here the next time we visit!
We had a wonderful stay in this beautiful house! It felt very safe, our home away from home. We met the owners when checking in and they were very nice, we felt very welcome.
It was clear that they put a lot of love in the house and all the little details added up beautifully.
The colourful Mission District itself took some time to get used to but then again, we come from a small town. Nevertheless, we would recommend this part of SF without any doubt, a genuine experience. The map in the kitchen served us well and although the house is somewhat dark, all the plants and beautiful colours on the walls more than made up for this.
We thoroughly enjoyed our stay and if you are looking for a great place to stay in SF for an excellent price/quality ratio, stay here!

Five of us (my daughter, three grandkids, and myself) stayed at this lovely restored home for three days. This property has a rich history and has been so lovingly restored. Everything about this apartment is absolutely perfect for a comfortable (and safe) stay in San Francisco. It exceeds the photos and description. Much more spacious and with more amenities than we expected. Exceptionally clean and well stocked with linens and kitchenware.......anything we could possibly need for our City vacation. And such aesthetically pleasing views out every window.......not of the City, but of very healthy created garden spaces.
Although our schedules never seemed to coincide with the on-site owners so that we met in person, we did have very easy and frequent email communication. They were very attentive.
The Mission District is alive, eclectic, and colorful. Some of our favorite eating spots were Philz for the morning mocha thing and the St.Victoria Diner for breakfast. WOW, what a unique old place that Diner is. A real flash into the past! And the food is great!! The best corned beef hash I've ever had.
Public transportation (including a BART station) is walking distance from the apartment, and it is easy to find connecting routes all over the Bay area.....especially if you have a smart phone app that is user friendly.
If you are planning to spend a few days in SF, I heartily recommend this property. It is a very comfortable, clean, quiet, and safe space!
We have really enjoyed the apartment. It gave us the feel of being less of a tourist and what it would be like to live in San Fran. The BART was very convenient. We have spent time in quite a few cities as a family and are used to the various parts that come with being in a city. Parking was a little bit difficult, but we did manage to find a spot each time without walking too far. We appreciate your hospitality and we will definitely look to come back next time we are in SF.
A newly remodeled apartment in a charming 100 + year old house in the famous Mission district in San Fransisco. Near delicious restaurants and walking distance to the BART commuter train that takes you anyplace else that you want to go. Hosts were gracious and accommodating.
We stayed at this place over the Memorial Day weekend and couldn’t have been happier. The apartment is beautiful and spacious and the location was perfect for our holiday plans: sightseeing in SF (mass transit and walking), and visiting friends in the East Bay and down the peninsula (great freeway access). Getting there from the airport was also easy (15 minute drive from SFO). Next time we may skip the car and just take the train into town as this location is very close to a BART station.
Kathryn and Bruce are really nice people, great hosts, and knowledgeable and helpful guides. We liked the homey feel of this place compared to the sterile feel of a hotel. They are horticulturalists, and have put plants inside and outside the unit. Open any window (even in the bathroom), and you look out on beautiful plants and flowers. It’s really a nice touch.
The Mission neighborhood is a gem. We happened to be there for Carnival weekend (this being California, the locals decided Carnival would be better celebrated on Memorial Day weekend than in February, so that’s when they do it), which was a hoot. But even on a regular day, there are plenty of interesting things, including Balmy Mural Alley (almost next door), Garfield Park (right across the street), and fun stuff such as Wise Sons’ Deli, Philz Coffee, St. Francis Fountain Café, and others just a block away on 24th Street. We had a great visit and will be back.
