    Charming Mediterranean Garden Studio

    San Francisco

Small (250 sf), bohemian, charming studio (2 small rooms plus bath) overlooking and adjacent to shared garden in a three-unit building. French doors, stove, small refrigerator and small dishwasher in remodeled kitchen. Bath is renovated with claw- …

The neighborhood, street, and building couldn't be better. You have most everything at your fingertips, and the individual Mediterranean house in which the studio (bottom floor, back yard in-law apartment) is located is beautiful. I stayed here for just over 3 months, which, I must say, was a bit too long. A space this small I would say is ok for about a month, depending on what you are used to. Half of the studio used to be part of the basement giving on to the garage, so, you definitely won't be hanging out there too much. Noise:One of the neighboring houses has an alarm that goes off about once every 2 weeks (at random times of the day). No one every seems to shut it off. The laundry room and water heater are also in the basement, on the wall with the bed. Every time laundry or a shower is taken by another unit you definitely know it! Although my upstairs neighbors were respectful and took off shoes, these old creaky houses still make enough noise to wake up the cavalry. The garden is lovely, although I was only able to benefit from it for about 3 weeks at the beginning of my stay, because little did I know that an entire remodel (kitchen upstairs unit, house re-paint, plumbing etc) was to happen for the rest of my stay. Because the studio has glass doors out onto the back garden, and the workers were on ladders painting etc back there, there was very little privacy. I assume this won't be happening for the next tenants, and that I had to bear the grunt of it, but being warned about 2.5 months of construction would have been nice. I did complain to the owner, who reimbursed me 400$ on the last month. Worth it? No, but a nice gesture.
We had an enjoyable stay in our VRBO Rental. It was a great location, easy walk to anything you might need as well as public transportation. Easy ride downtown. I had a friend who lives in the area, so it was perfect for us!! The only thing I would point out is that the bathroom door is made predominately of frosted glass... so ensure you are very close to the one you are staying with as there isn't much privacy! :) We were just some friends staying there, and it did the trick just fine. Cherie was very responsive & helpful when I had questions. Photos in ad are very accurate. Beautiful terrace out back! :)
This is partly a basement partly first floor atmosphere. I appreciated the internet and many appliances, hair dryer and redone bath/bedroom floor. Has new kitchen sink, dishwasher and fridge. Also security gate and security lights were good, landlady even provided a little flashlight. Tenants above were sometimes noisy and disregarded the quiet rules. I would not stay in a place with other tenants again: this is the second time I have had to put up with other tenants.. Living/kitchen floor is painted concrete with paint peeling off. There are cords and extension cords everywhere and paint peeling on some of the walls. Floors not clean. I did not feel at home here , sofa too soft to sit on comfortably and so I spent all my time in chairs provided. Landlady was very helpful with problems and provided things immediately that were needed, however I think the pictures and the description of the place is somewhat misleading. Needs a good paint job, electrical changes and floor treatment. I think the place COULD be made more cozy and got the feeling the landlady did care to hear suggestions and will probably make changes as needed. Very well situated in terms of Noe Valley and transportation and restaurants. In back of house so noise from busy street greatly reduced. Birds chirping in back yard and sunny days made sitting outside nice.
I live in nearby Bernal Heights and put my elderly parents up at Cherie's place for a week. They had a great experience. The place is very comfortable and plenty of space for two, and it opens up to a spacious and lovely yard where my parents would have breakfast in the mornings. They did not feel cramped at all. It's also just a block away from the J-Church muni (bus) and walking distance to the BART. My parents had some issues with the Wi-Fi when they arrived, and Cherie personally showed up at 8pm to resolve the problem! I found her very helpful, accomodating, and easy to deal with. Lots of great restaurants within walking distance -- check out Chloe's Cafe on Church Street for brunch, Eric's on Church for excellent Chinese food, and Beretta on 23rd and Valencia in bustling Mission District. I would recommend this place to anyone looking for a quiet, clean, comfortable, and convenient place to stay in a great SF neighborhood.
My husband and I stayed at this lovely Dolores St. apartment for two and a half months this summer. To put it simply: We loved it here! Located on the first floor of a beautiful old building, the apartment had everything we needed -- fully equipped kitchen cum living room, bedroom with pretty floor tiles, and gorgeous french doors, and a lovely garden, where we spent hours reading, chatting, eating, and working. Because the house sits on a little hill from the bedroom french doors we could see the Twin Peaks, Diamond Heights, and amazing cloud formations above in the blue sky. The location of the apartment adds further value. Within a few minutes of walking you find yourself in the ever exciting Mission (and BART) on one side, and bustling 24th street of Noe valley (and MUNI) on the other side, with restaurants, cafes, shops, people, and convenient transportation. If you wish to take longer walks you could do so towards Dolores Park, or walk a bit further to Bernal Heights one way, and Twin Peaks the other way and be treated to jaw dropping views! There is simply too much to do, see, and absorb in the area. Plus it helps that the neighbors are friendly, the building is secured, washer and dryer are on the site, and best of all, Cherie, the owner is a gem. She is wonderful, and it was a pleasure getting to know her. Booking a place from afar without prior knowledge of the apartment or of the owner can be stressful, but Cherie made the booking process incredibly smooth and flexible. During our stay whenever we needed something, we asked, and she promptly accommodated us. When initially we had trouble accessing the internet she went out of her way to work with the cable company to ensure we had uninterrupted internet service. As both of us were in the city for work-related reasons and were dependent on regular web access, we are grateful for her help and attention even though she reduced our next month's rent to compensate for the inconvenience she felt the internet situation had cost us. She is warm hearted and generous and truly concerned about our comfort and convenience. I cannot say enough about this apartment. If you are looking for a charming, affordable, well located accommodation, suitable for a single traveler or a couple, look no further. In fact, as I have already indicated to Cherie, I intend to stay here again when I return to San Francisco early next year. Highly recommended.
